The real estate market is currently seeing a significant upward trend in prices driven by historically low inventory.Average House Price: The average house price in Greater Sudbury has reached $588,600, with a median of 31 days on the market.
Benchmark Single-Family Home: The MLS Home Price Index (HPI) benchmark for a single-family home was $516,800 in early 2026, a 15.9% increase year-over-year.
Inventory Crisis: New residential listings hit their lowest point in history in early 2026, dropping 23.2% compared to the previous year.
Rental Market Challenges
Sudbury is increasingly ranked as one of the more expensive rental markets in Canada, currently sitting at #43 nationally.Average Rent: As of April 2026, the average rent in Sudbury is $1,889 per month, with some two-bedroom units reaching as high as $2,312.
Subsidized Housing Waitlist: The wait for a one-bedroom subsidized unit remains critical, averaging 3.8 years, with nearly 1,600 active applicants as of mid-2025.

We visited into a housing coop and the GM said the wait period is like 20 years, and I asked him if this was a joke, and he said nope it’s actually a waiting list of 20 years to live here,

It’s about time somebody speaking my language here thank you people I’ve been telling you this all along we can’t survive in this we need changes who can make it even doing 2 jobs there’s no way to pay

The fact is it’s costly living anywhere with a population above 100000. It’s not only here in Greater Sudbury. I’m not defending it and I don’t like it either. I have friends and family who have left for the smaller communities as a result of the cost of living. They didn’t want to live elsewhere but they didn’t have an option. That is the sad part.
